Multistorey wooden buildings are gaining traction in Europe. However, the protection of the structural elements in multi-storey buildings is even more important than single-storey buildings as structural elements have higher loads and any wood rot or mold formation due to moisture problems can have fatal consequences. As such, protection and prevention become special themes in these projects.
In the case of the Nova Javorka hotel, the developer, Trigema Building, a.s., wanted to make sure that moisture problems were identified early and quickly rectified to ensure the longevity and quality of the building. During the design phase, we were involved in the identification of critical spots which were assessed to have a higher risk of moisture-related problems. Subseqeuently 25 MoistureGuard sensors were placed in these critical spots, a central unit was installed to consolidate data from these sensors and upload them continuously to the cloud for analysis and monitoring.
Shortly after the hotel started operating, our system identified two problems, both in the drainage systems under the showers. The profile of the problem indicated moderate leakage during shower use, pointing clearly to a leak in the drainage system. The contractor sent a team to remove the two shower pans in question and subsequently discovered that the plumbing sub-contractor has failed to correctly install the drain piping. This was corrected without further repair work needed to be done, and without further damage to any of the rooms below.

MoistureGuard continues to monitor the building.
